Private sales

No board, no portal, no listing. We write to the buyers on our register who have already told us what they are waiting for, and we arrange four viewings rather than forty.

Open-market sales

Photography, floorplan, video and portal presence. Every viewing is run by the person who valued the house — never a Saturday assistant who has not been inside it.

We give you a number with the comparables written underneath it.

Two hours in the house, measured properly, then a written figure and the six sales it is based on. We will not inflate it to win the instruction and then ask you to reduce in week five.

We pay for the photography and recover it at completion.

Architectural photographer, measured floorplan, and where it earns its keep, a two-week styling brief. If the house does not sell, you owe us nothing for any of it.

Before anything is published, we write to the register.

Around nine hundred buyers, each with a note of what they actually want. Twenty-seven of our last forty-one sales ended at this stage, which is why the average is thirty-one days.

One person holds the chain, and calls you every Friday.

Solicitors, survey, chain, lender. You get the call whether or not there is news — the weeks with no news are the ones people find hardest, so those are the ones we call about.
